Bitumen waterproofing Cape Town covers the whole bitumen family: torch-applied membrane, self-adhesive sheet, and brush-applied bituminous coatings.
They share a base material and very little else in terms of where they should be used. Torch-on specifically is under torch on waterproofing, and services under Waterproofing Cape Town.
Send the area involved and photos of the surface as it stands. That is usually enough to price it.
Get a QuoteThe Three Forms
| Form | Where it fits |
|---|---|
| Torch-applied membrane | Heated and bonded with a gas flame. Thick, robust, the standard on concrete flat roofs. |
| Self-adhesive sheet | Peel-and-stick. Same material without the flame, so usable near timber, thatch and plant. |
| Bituminous coating | Brush or roller applied, often aluminium-pigmented. For sheet metal and as a UV layer. |
| Bituminous primer | Not a system on its own. Prepares a substrate for membrane. |
| Bitumen emulsion | Water-based, used for repairs and damp-proofing rather than as a roof membrane. |
APP and SBS
Modified bitumen membranes come in two families. APP modified has better UV and heat resistance and is the common choice on exposed roofs locally. SBS modified stays more flexible at low temperature and handles movement better.
For most Cape Town roofs APP is the sensible default, given summer UV exposure. Where a roof moves significantly, SBS or a rubberised system is the better answer.

These are indicative market ranges, not a quotation. They are compiled from published South African waterproofing and roofing pricing to give you a starting point for budgeting. They are not the rate card of any company on this platform.
Compare quotes on the system specified, the number of coats, what preparation is included and what the guarantee covers. A rate per square metre means nothing until you know what the rate covers.
Compare quotes on what is included, not on the total alone.
Request QuotesWhere Bitumen Is the Wrong Choice
- Near thatch or timber. Torch application carries a genuine fire risk. Self-adhesive instead.
- Complex plant-covered roofs. Too much detailing for a sheet. Liquid systems follow it better.
- Left bare in full sun. Unprotected bitumen degrades under UV. Specify mineral finish or a top coat.
- Over a wet substrate. Trapped moisture blisters under the sheet as it is heated.
- On sheet metal roofs. Membrane on profiled steel is generally wrong; a coating system suits it.

Frequently Asked Questions
What is the difference between APP and SBS bitumen?
APP modified bitumen has better UV and heat resistance and suits exposed roofs. SBS stays more flexible at low temperature and handles movement better. APP is the more common local default.
Can bitumen membrane be installed without a flame?
Yes. Self-adhesive sheet is the same material applied without heat, which is what gets specified near timber, thatch, plant or anywhere hot works are prohibited.
How many quotes should I get?
Three or more, on the same written brief. Rates vary widely because scope varies widely, and a spread of quotes shows quickly which contractor has actually inspected the job.
How long does the work take?
A domestic-scale job is often two to four days including preparation and curing. Larger or multi-section work runs one to three weeks. Rain stops work entirely.
How long does waterproofing last?
A correctly installed torch-on system generally gives 10 to 15 years. Liquid acrylic runs shorter, often 5 to 8. Both assume outlets are kept clear and the surface is checked once a year.
When should waterproofing be booked in Cape Town?
Late summer or autumn. Membranes and coatings need a dry substrate and a dry curing window, and contractors fill up as soon as the first winter fronts arrive.
