What a Lasting Job Includes

  1. Tracing the actual entry point rather than coating the visible stain.
  2. Stripping failed coatings back to a sound substrate.
  3. Correcting falls so water drains instead of ponding.
  4. Detailing upstands, outlets and penetrations, which is where systems fail.
  5. Applying the specified number of coats at the specified thickness.

Cheap quotes skip steps two and three. Those two decide whether the work lasts a decade or a season.

Cape Town Conditions

Three things drive most of the failures seen locally.

  • Winter rainfall. Rain arrives in concentrated fronts rather than spread through the year, so a marginal roof is fine for months and then fails repeatedly over a few weeks.
  • Wind-driven rain. Water is pushed sideways and upwards into laps, under flashings and through wall cracks that would never leak under vertical rain. Detailing matters more here than the coating itself.
  • Coastal exposure and UV. Salt air corrodes fasteners and sheeting, and strong summer UV degrades exposed membranes and coatings faster than inland.

Older Southern Suburbs and City Bowl housing stock adds solid walls without a damp-proof course, and much of the flat-roofed stock in Sea Point, Green Point and the CBD is concrete that has been recoated several times over.

When is the best time to waterproof in Cape Town?

Can waterproofing be applied over the existing coating?

Is waterproofing covered by household insurance?

Insurers generally cover sudden damage, not gradual failure or maintenance. A membrane that has reached the end of its life is normally treated as wear and tear. Damage caused by a storm is a different conversation, and your policy wording decides it.
